    At the moment direct charters are available to the Bourgas airport from April until October.

    The local currency is Bulgarian lev. We highly recommend exchanging in the local bank instead of Change Bureaus.

  5. What legal fees are payable on the purchase of the property?

    There are charges for preparing title deeds, stamps duty, registrations in front of local government authorities and translations. The amount is around 3.5% of the price of the property in the notary deeds.

  6. What is Bulstat card and how do I receive it?

    The Bulstat card is your registration in the Municipality. Please note that it is obligation of your solicitor to issue you such card. It is issued once no matter how many properties you have in Bulgaria.

  7. How and where do I pay the council tax?

    This is a yearly tax due for payment at the Nessebar Municipality in March every year. For its payment is enough to show your Bulstat card and to bring the amount in leva.

  8. How and when do I pay my utility bills, i.e. water and electricity?

    These bills are fully paid by our company on your behalf at the end of the first year. It is enough just to write down your numbers of the electro and water meter. They will be added to your personal balance. Once building obtain permission for usage (act 16) every apartment needs to obtain separate bill for electricity and water.

  9. When do I pay maintenance fee, what it includes and how it is calculated?

    The maintenance fee is paid annually, each August. This charge is for general maintenance of the common parts - swimming pool, stairs, lifts as well as 24 hour security guard. It is from 7 to 9 EUR per sq. m. depending on the complex.

  10. Can I rent my property through yourself?

    The practice for offering and advertising your apartment to tour operators is 80% of the owners to be keen in renting out their apartments. In this case Tour Operator companies are interested in marketing the complex and all individual apartments. You are also free to rent or use your property in most convenient way for you. Our practice shows that most of the owners are considering renting their properties only to their friends, relatives, friends and colleagues of their families and relatives, etc. However in the beginning of the summer season we also receive enquiries for long term let. In case we receive such enquiry we inform each one of the Owners through email.

    The rental season is from the beginning of May until the end of October.

    Yes, our company provides cable TV, upon request, which offers approximately 80 TV Channels including number of English and Russian channels.

    We provide wireless internet around the pool and at the reception desk. Individual internet access in apartments is also available.

    Yes, it is highly advisable to insure your property. We can provide you with services of a big and reliable Insurance Company based in Sunny Beach. You can take out insurance of the content, third parties and against major disaster. The price depends on the price you would like to insure your property, i.e. you are the one defining it. For a studio apartment it is around 80 euro.

    Yes you can live and yes you need to apply for a residence if you want to stay in Bulgaria more than 6 months. Russian property owners receive 3 years multiply entry visa and do not have to apply for a residence if they intend to stay more than 6 months in Bulgaria.

    On first place comes the idea that the apartment is yours and you may enjoy it yourselves whenever you want. As we would like to keep all the Owners satisfied from using our services we are flexible and always can arrange your apartment to be available for you. All you need to do is to inform us 3 weeks in advance and we will make sure that your home will be free for your arrival.

    SH LTD can help you with holiday rental income. Usually we receive enquiries for renting out from independent people from March. We can provide short or long term let, considering with your plans to stay at the property.

All of the owners can generate their own bookings and use their properties by themselves, you just have to check with SH Ltd 14 days in advance so we can escape from double bookings.   The services will be the same and in the same price as to the all guests in the SB complexes.
